When reading The Florence Residences price that we sell in the market, it’s recommended to bear in mind the land cost and profit margin from us as the developers. The Florence Residences is redeveloped after the collective sales from the former Florence Regency. Logan Property Singapore successfully bought the former property at S$629 million. In terms of the land cost, our purchase was worked out to around $842 psf per plot ratio. Analysts had expected that the average selling price of the new development could range from $1,500 to $1,600 psf based on the marginal profit.
We sold the units at an average of $1,514 psf, ranging from the lowest $1,281psf for a 1,044 sqft unit in Aug 2019 to the highest $1,729 psf for a 667-sqft unit in Aug 2020. The direct developer sales price is well within the estimation. At this moment, we only sell the units starting from $13xx psf with most of the apartments are selling around $1,500 to 1,600 psf.
